By placing a booking with us (the property owners/our representatives) you (the lead guest) and your booking party (guests) agree to the following booking conditions as set-out:-
Standard Reservations (Flexible)
An immediate 20% non-refundable deposit will be charged to the card provided.
No further payment will be taken from this card unless you ask us to, or the booking is cancelled within 2 days of the scheduled date of arrival, or you do not show, or you use the card to pay on departure.
If you are unable to secure the booking with a credit or debit card, then we will accept payment by BACS for the full amount of the stay. We will then send confirmation once the money has cleared.
Non-Refundable Reservations (Inflexible)
Full payment of the reservation will be debited from the credit or debit card provided at the time of booking.
If you are unable to pay for the reservation with a credit or debit card, then we will accept payment by BACS for the full amount of the stay. We will then send confirmation once the money has cleared.
Bookings made online or via online travel agents may be subject to differing terms and conditions in force at the time of booking. This is to protect your security in carrying out the booking and providing credit card details over the internet.
Cancellations & Non-Arrivals
As a small business, cancellations have a big impact on us, especially as we will have turned away potential guests in favour of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.
Guests who need to cancel a booking should contact us as soon as possible and we will attempt to re-let the room.
Standard Rate bookings may be cancelled up to 48 hours before arrival with no further liability to Owners however if you cancel your reservation within 48 hours of the scheduled date of arrival cancellation charges equivalent to the full booking amount will be made.
Cancellation of Non-refundable bookings is not possible and such reservations are payable in full. No refund will be offered for cancellations and early departures.Changes or amendments to such reservations will be termed as cancellations and no refund will be offered.
Non-arriving guests (no shows), who are unable to attend or fail to attend for whatever reason forfeit their deposit and the full amount of the booking will be due.
We take all Bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made and that any booking made with Number 21 forms a legally binding contract. For this reason, we recommend that you take out a suitable insurance product to cover against unexpected costs such as cancellation fees.
Cancellation by Us
Should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full. Should you wish, we will attempt to book you into another local bed and breakfast of the same or a similar standard. Should this establishment be more expensive than Number 21, we will pay the difference for the first night of your stay only. Our liability will not extend beyond these conditions.

During your stay you agree to abide by the subsequent conditions as set-out below.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the Owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.
On-street parking is available close to the property and all guests are provided with a plan showing where guest vehicles can be parked without impinging on resident parking. Guests agree not to obstruct resident parking spaces and accept that they park their vehicles at their own risk.
WiFi Fair & Appropriate Usage Policy
Guests accept to use WiFi access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the World Wide Web, email, messaging, social media, light video / music / media streaming. It is not intended or suited for heavy media streaming, online gaming, extensive downloads / uploads.
Access to illegal sites or use of our network for illegal activity is prohibited and will be reported to local authorities.
Damage and Breakages
Please take care of our home and property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.
We reserve the right to charge for missing items.
You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you register on arrival. You have full responsibility for these keys for the duration of your stay.
Lost keys will be charged at £30.00 per set.
Any lost property left behind by guests during a stay, if discovered, will be held for a period of 1 month. Whilst we will make our best efforts to reunite lost property with their owners we accept no responsibility for replacing lost items and encourage guests to ensure they have all their belongings before checking-out.
We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.
Smoking, including the use of e-cigarettes, is NOT permitted within any part of Number 21. Please note that offending guests may be asked to leave immediately and may be liable for professional cleaning of any rooms and any outstanding balance of nights booked but not taken through early departure.
Pets are not accepted at Number 21.
Payment is due on the morning of departure. We accept cash and the following credit and debit cards; Debit MasterCard, Delta, Electron, Maestro, MasterCard and Visa.
Number 21 reserves the right, at its discretion, to terminate, without notice, an individuals stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that non-compliance of our non-smoking policy may constitute termination). In such circumstances any outstanding account must be settled and no refunds will be made.
We are required to keep a register of guests over the age of 16 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue, details of next destination if they are non-British, Irish or Commonwealth guests. These records are kept for a minimum of 12 months and in accordance with the GDPR (General Data Protection Regulations 2018).
